Cold Calling for Commercial Cleaning Companies

A dedicated caller who phones office managers, facility managers and property managers in your service area, finds the ones ready for a new cleaner and books walkthroughs with your sales team. We write the script with you, manage your caller every day and record every call. Calls start in about 2 weeks.

Cold Calling for Commercial Cleaning, in Short

Cold calling for commercial cleaning means phoning office, facility and property managers to find buildings ready for a new cleaner, then booking walkthroughs. Switchstack gives janitorial and commercial cleaning companies a dedicated caller who does this in your service area: they ask the office, facility or property manager who cleans now and when the contract ends, and book walkthroughs with your sales team. A full-time caller costs $2,199 to $3,099 a month, set by the country your caller works from. There's no setup fee and no charge per walkthrough, and calls start in about 2 weeks.

Who It's For

  • Janitorial and commercial cleaning companies
  • Cleaning franchise owners building their own territory
  • Medical office and clinic cleaning specialists
  • Commercial floor care, carpet and window cleaning companies
  • Cleaning companies adding a new city or service area

It fits best when you know the buildings you clean well, you have crews ready for new contracts, and someone on your team can do the walkthroughs. We call businesses only, never homes.

Who Does Your Caller Talk To?

Who decides on the cleaning contract depends on the building:

BuildingWho usually decidesWhat your caller asks
Small and mid-sized officesThe office manager, or the owner at smaller firms"Who looks after the cleaning here?"
Multi-tenant buildings and business parksThe property or building manager"Who manages the janitorial contract for the building?"
Medical and dental officesThe practice or office manager"Who handles cleaning for the practice?"
Warehouses, factories and distribution centersThe facility, plant or operations manager"Who decides on cleaning for the site?"
Gyms, car dealerships and storesThe general manager or the owner"Who looks after cleaning for this location?"

In many multi-tenant buildings, the landlord arranges cleaning for the common areas and sometimes for each office too. Your caller asks whether cleaning comes with the lease. If it does, they get the name of the property manager and call them instead.

What Counts as a Qualified Walkthrough?

Before calls start, we write down with you what a qualified walkthrough is, using four checks:

CheckWhat it means for a cleaning company
Right buildingThe type and size of building you clean well, inside your service area, on a schedule you can staff
Right personThe person who chooses the cleaning company or signs the contract, and who will be at the walkthrough
Real reason to talkA contract ending soon, complaints about the current cleaner, a move to new space or a new manager
Walkthrough heldThe walkthrough or call happens at the agreed time

Your caller doesn't quote prices. They write down the type of building, roughly how big it is, how many nights a week it's cleaned, who cleans it now and when that contract ends, and hand the walkthrough to your salesperson with those notes.

When Do Buildings Switch Cleaning Companies?

Most buildings already have a cleaner. They start looking for a new one when something goes wrong or changes, so your caller listens for these moments:

  • Missed cleans, rotating crews or complaints from staff and tenants
  • A contract renewal or a price rise from the current cleaner
  • A move, a new office or a fit-out finishing
  • A new office, facility or property manager
  • A failed inspection, or a client visit or audit coming up

When there's no opening yet, your caller asks when the contract ends and calls back before then. A free walkthrough and quote is often easier to say yes to than a meeting.

What About Schools and Public Buildings?

Schools, local governments and other public bodies usually buy cleaning through a formal bid or tender, not after a sales call. Your caller can't win those on the phone. Instead, they find out who runs purchasing, when the cleaning contract next goes out to bid and how to get notified when it does. Then they note the date so your team can prepare.

Calls to private buildings usually turn into walkthroughs faster, so most campaigns start there and keep public bids as a side list.

How It Works

  1. A 30-minute call. The buildings you clean best, the contract sizes you want and the areas your crews cover.
  2. We agree on the list and the goal. Which buildings to call, and what has to be true before a walkthrough counts as qualified.
  3. You choose your caller. We test callers on role-play calls using your offer. You hear the recordings and approve one.
  4. We write the script with you, including answers to "we already have a cleaner" and "the landlord handles it", and check your list against the local calling rules.
  5. Calls start in about 2 weeks. Your caller works your buyers' business hours and books walkthroughs straight onto your calendar.
  6. We manage and improve. Daily quality checks, a recording of every call and a weekly report. We change one thing at a time, such as the opener or the ask, based on what the calls show.

Which Caller Country Fits Your Area?

Your caller works your buyers' business day, so the best country depends on where your buildings are:

  • India · from $2,199 a month

Calling Rules for Cleaning Campaigns

Your buyers are businesses and property managers, so most calls fall under the lighter business-to-business rules. A few things still matter:

  • In the US, the FTC's Telemarketing Sales Rule exempts business-to-business calls, except calls involving retail sales of nondurable office or cleaning supplies. Calls about your cleaning service are business-to-business; if you also sell cleaning supplies by phone, those calls are covered by the rule. Business numbers are outside the Do Not Call Registry, but a small office owner's personal mobile may be on it. Oklahoma and Maryland also limit most B2B sales calls to 8am to 8pm. See cold calling laws in the US and the rules by state.
  • In Canada and Australia, calling hours apply to business calls too. See the guides for Canada and Australia.
  • In the UK, the ICO's business-to-business guidance treats sole traders and some partnerships like individuals, so a B2B list needs screening against both the TPS and the CTPS. See cold calling laws in the UK.

We check your list against the local rules before calls start. Compare every market in cold calling laws by country. Would you rather manage the caller yourself? Hire a Caller puts a dedicated caller on your team from $1,499 a month.

FAQ

Cold Calling for Commercial Cleaning: FAQs

What it costs, who your caller talks to and how it works.

What is cold calling for commercial cleaning companies?
It means a caller phones offices, facilities and property managers for a cleaning company, finds the ones open to a new cleaner and books walkthroughs with your sales team. With Switchstack, a dedicated caller does this from $2,199 a month, with no setup fee.
How much does it cost?
$2,199 to $3,099 a month per full-time caller, set by the country your caller works from. There's no setup fee and no charge per walkthrough. Would you rather manage the caller yourself? Hire a Caller costs $1,499 to $2,399 a month.
Do you book walkthroughs or just pass on leads?
Walkthroughs. Your caller books a time for your salesperson to visit the building, straight onto your calendar, with notes on the building, the current cleaner and when the contract ends.
Will my caller quote prices?
No. Pricing a cleaning contract needs a walkthrough, so your caller finds out the size of the space, how often it's cleaned and who decides, then books the visit. Quotes and proposals stay with your team.
Do you call homes for residential cleaning?
No. We call businesses only: offices, facilities, property managers and other commercial sites. Residential cleaning would mean cold calling consumers, which we don't do.
Can you call only in our service area?
Yes. Cleaning crews are local, so we agree on the cities, zip codes or regions you cover before calls start, and your caller works the business hours of that area.
Do you charge per walkthrough?
No. You pay one flat monthly price per full-time caller, who works 40 hours a week on your campaign. Your caller has no reason to book walkthroughs that don't fit just to hit a number.
How quickly can you start?
Calls usually start in about 2 weeks: a 30-minute call with you, then we test callers on your offer, you approve one, and we agree on the script, the list and what counts as a qualified walkthrough.
